Note: Variances can be agreed on but only by arrangement with the owner in writing.

Terms/ Payments to be followed in order to secure the booking. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.

Balance of the rental amount must be received one month prior to occupancy. If not the owner has the right to cancel the booking and attempt to re let it.

Cancellation if caused by the client, money paid is not refundable unless the house is re-let for the entire period. If a refund is made due to the property being re-let then a $500 cancellation fee will apply.

The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.


To maintain a GOOD STANDARD for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions + House Rules

1. NUMBER OF GUESTS should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.

2. PARTIES + FUNCTIONS are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.

3. DAMAGE , Breakages, Theft and Loss are to be reported to the Property Owner ( Ingrid Taylor ) and are the tenants responsibility during their stay. Visitors – Guests are responsible for visitors. The owners take no responsibility for the tenant’s personal property.

4. PARKING – 2 1/2 Garage + Double Car Port + Street Parking. Please do not park on the private land next door to ensure compliance and consideration for neighbours.

5. POOL – Please ensure gates are kept closed as swimming is done at tenants own risk. Please keep filter box clear of leaves. Pool house and Pool scoop at beach side of house on right side

6.DECK + BALCONY AREAS – Please take care

7. SMOKING – NO smoking permitted inside Serenity Beach Retreat.

8. PETS – NO Pets allowed unless specific permission has been given by the owner in writing.

9. BBQ – If used please clean and leave as you find it.

10. LINEN – Serenity Beach Retreat is fully equipped and linen is provided

11. BEACH TOWELS – Guest is to provide their own beach towels as bath towels are not to be taken to the beach

12. INTERNET – WI FI PASSWORD – zzbwt9mkek

13. GARDENER – attends to the garden on a Thursday

14. KEY SAFE CODE: Owner to Provide once full payment is made

15. MUSIC SYSTEM – Download BOSE SOUND TOUCH APP to use music system

16. HOT WATER – If hot water runs out please call owner. You may need to switch Gas over to the 2nd Bottle or check the Power Box on the Garage side of the house

17. CLEANING FEE: $ LINEN FEE : $ DISTURBANCE to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond. No noise which is offensive to neighbours especially between 11 p.m. and 8.00a.m.

– Property should be left in a similar state to its condition on arrival. – -Check-out time is 10am the latest, to allow time to prepare property for next guests.
– Key to be replaced in outside Key safe
– Garage Control to be left on Kitchen Bench top
– Dishwasher to be emptied
– Bins to be emptied ( Garbage Bins Day is Friday – Ensure bins are put out onto the street early in the morning please) Do not leave excess rubbish in public areas.

20. GUESTBOOK – Please write in our Guestbook both at the house and on line.

21. REFUNDABLE BOND is payable at the same time as the balance of payment is made . The bond will be refunded within 14 days in full subject to the above conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared ..etc.
